The Reserve, Bosco and Oceana in one table

GLP has three projects inside Santa María. Two of them, The Reserve and Bosco di Santa María, include houses, villas or townhomes besides apartments; the third, Oceana, focuses on penthouses and apartments. The table summarizes what each official page says and marks as “confirm with GLP” the details a page does not specify.

Data from GLP’s official pages for The Reserve, Bosco di Santa María and Oceana, consulted in October 2026. The distance reference points differ between pages, so the times are not comparable with one another.

The Santa María community and its golf course

The official Santa María website presents it as a luxury community in the heart of Panama City, with a hotel (The Santa Maria, a Luxury Collection Hotel & Golf Resort), a country club, the Village Center and a golf course designed by Nicklaus Design. Its golf club page adds that the course has 18 holes over 284 hectares, measures 7,153 yards from the championship tees, offers four tee locations and is managed by Troon Golf.

The same site states that only Santa María property owners can apply for golf club membership, and that a two-year executive membership exists for certain profiles, subject to the club’s approval process. For the buyer of a GLP home, that condition turns membership into a concrete question for the developer, not something to be assumed as included.

The Reserve: townhomes and apartments facing the course

According to GLP’s project page, The Reserve offers apartments and townhomes with 2, 3 and up to 4 bedrooms, private balconies, floor-to-ceiling windows and European kitchens. The concept is low density, with extensive green areas and an artificial lake, and the project sits facing the golf course designed by Nicklaus Design. The page states that some areas can exceed 480 m².

The amenities it lists include a lagoon-style pool and a lap pool, an outdoor jacuzzi, a tennis court, mini golf, soccer and half-court basketball, a party room, a gym, a playground and trails. On security it mentions a private entrance with 24/7 surveillance, double access control and a concierge service for each tower. On location, the page says it is 15 minutes from the financial center of Panama City, with access to Santa María Golf & Country Club. GLP’s houses for sale page lists the project with townhomes of 2 to 4 bedrooms.

Bosco di Santa María: villas and apartments in a vertical forest

The Bosco di Santa María page speaks of a “bosque residencial vertical” (vertical residential forest) with villas, apartments and penthouses, more than 30 models and spaces from 100 to 478 m². The models are grouped in four categories: Attico Panoramico, Appartamenti Acquavita, Appartamenti Lago & Bosco and Villa Boschetto & Villa Giardino. The page mentions wide terraces, green areas and trails, and residences with a private pool. GLP’s houses page describes the Boschetto and Giardino villas as surrounded by forest and green areas.

The project’s own website organizes the offer into apartment lines (Residenza 100, Palazzo 100 and Avanti) and marks Casa Bosco as “coming soon”. That label indicates that not every line is at the same stage, a point the buyer confirms with GLP before reserving. To see how it fits with the rest of the community’s offer, Radar has guides to Oceana Residences & Skyhomes and to the comparison of GLP luxury projects.

Key fact: The Santa María golf course has 18 holes, was designed by Nicklaus Design and is managed by Troon Golf, according to the community’s official website; The Reserve and Bosco di Santa María are two GLP projects in that community.

What to ask before buying next to golf

Living next to a golf course adds variables that a commercial page does not settle. This list organizes the questions.

  1. Which units face the course. The pages speak of views and a location facing the course, but which units have them is confirmed with the site plan.
  2. How golf club access works. Santa María’s site limits membership applications to property owners. It is worth asking whether the purchase gives the right to apply, what process the club follows and what costs it involves.
  3. What the fees cover. The co-ownership rules must include the annual budget and the table of values with each unit’s coefficient (article 49 of Law 284 of 2022). The guide to horizontal property explains fees and the assembly. The law is in Spanish and is paraphrased here.
  4. Who pays the fees during handover. From the unit’s occupancy permit, the developer pays the common expense fees until the sale is registered or the unit is delivered (article 27).
  5. What the developer is obliged to do. The law requires the developer to hand the co-ownership rules to the prospective buyer and to meet the deadlines and what the contract and promotional material state (article 52).
  6. What stage the chosen model is in. A project can have models in different phases, as the “coming soon” label on Casa Bosco suggests.
  7. How much it costs to hold the property. Radar’s property tax calculator estimates the tax by property type.

The Reserve appears on GLP’s website with apartments and townhomes facing the Santa María golf course, with 24/7 security and shared amenities. Models, stage and current conditions are confirmed with the GLP team.
