Panamá Norte and how to get there
Green Valley’s website places the project in Panamá Norte, which it describes as an expansion area of Panama City. It lists two direct exits from the Corredor Norte, Las Lajas next to the Club de Golf and Vía Panamá Norte, plus access through the Brisas del Golf road. According to its location page, reference travel times are 10 minutes to Tocumen International Airport, 15 to the banking district and 18 to Casco Viejo.
An article by Green Valley itself attributes interest in houses in the area to the city’s urban expansion, improved road infrastructure and the development of modern residential communities. That text is promotional and includes no figures, so it works as context and not as market data.
The three PH Mar Mediterráneo models
The projects page presents PH Mar Mediterráneo as houses built on single-family lots of at least 400 m², with at least three bedrooms plus a maid’s room and bathroom. The project page details three models:
| Model | Area | Bedrooms | Features stated on the page |
|---|---|---|---|
| Model A | 550 m² in total: 332 enclosed and 218 open | Four, each with a private bathroom and walk-in closet | Three levels and a large rooftop terrace |
| Model B | 268 m² house; lot from 400 m² | Three, plus a maid’s room and bathroom | Ground floor and one level, main suite with walk-in closet, high-quality European finishes and a large garden |
| Model C | 224 m² house: 151 enclosed and 74 open; lot from 400 m² | Three, plus a maid’s room and bathroom | Ground floor and one level, main suite with walk-in closet and a large garden |
Data from the PH Mar Mediterráneo page on Green Valley’s website. The page offers a brochure for each model and an appointment with the sales team; availability and terms are confirmed with them.
The difference between enclosed and open area matters when comparing floor areas across projects: a terrace or a garage counts differently from a bedroom. When comparing with another house, it helps to use the same measuring criterion on both.
The setting Green Valley describes
The urban planning page describes 54 hectares of green areas divided into eight parks, the four-lane Avenida del Sena, 33 meters wide with green strip, bike routes and sidewalks, and more than 10 kilometers of bike routes connecting the project. It also mentions LED lighting that uses 50% less energy than sodium vapor lamps and a sports complex in Phase 4. The home page adds underground electricity, water and communications services.
The Metropolitan School of Panama also operates inside the project, and Green Valley’s website lists it among its projects. For families, having a school nearby changes the daily commute calculation. All of this is what the project says about itself; visiting the area allows it to be checked.
What to compare between developments
To decide among several developments in the area, a table of criteria keeps the comparison orderly. The right-hand column shows where each point is checked.
| Criterion | What is compared | Where it is checked |
|---|---|---|
| Access | Corredor Norte exits and internal roads | Visit and map; project website |
| Travel times | Airport, banking district, school and work | Real trip at rush hour |
| Lot and construction | Land area, enclosed and open area | Plans and contract |
| Setting | Parks, bike routes, sidewalks, lighting | In-person visit |
| Services | Wiring, water, communications, security | Developer documentation |
| Regime | Whether horizontal property applies, fee and rules | Co-ownership rules |
| State of construction | Finished or under construction, occupancy permit | Contract and MIVIOT |
| Title | Registered owner, mortgages, liens | Public Registry |
PH regime, fees and permits
Many gated residential communities operate under horizontal property, and Radar’s guide to horizontal property in Panama states that the regime applies to apartments, commercial units and houses. The name PH Mar Mediterráneo alludes to that regime, and confirmation belongs in the contract and the co-ownership rules. In that guide, the monthly fee results from the annual common expense budget multiplied by each unit’s participation coefficient. Unpaid fees stay with the unit, so a PH clearance letter is advised before buying or selling.
The Horizontal Property Directorate of MIVIOT processes, under Law 284 of 2022, the incorporation of properties into the regime. Among the documents it asks for are the co-ownership rules endorsed by a lawyer, the approved plans, the construction permit and, if the work is finished, the occupancy permit. Knowing what is required lets the buyer ask the developer precise questions.
Steps before reserving
- Visit the project. According to Green Valley’s website, the project tour runs Monday to Sunday from 8:00 to 15:00, and the sales offices are open Monday to Friday from 8:00 to 18:30 at Calle 54 Este, Casa 9 (Marbella).
- Ask for the model brochure and the plans showing enclosed and open areas.
- Check the title in the Public Registry to confirm the owner and the absence of liens. Radar’s guide explains how to do it online.
- Read the purchase promise contract with delivery dates, finishes and payment terms in writing.
- Review the co-ownership rules and ask about the estimated common expense fee.
- Confirm permits, including the occupancy permit when the house is finished.
- Have a lawyer the buyer trusts. Foreign buyers can also read the guide on buying property in Panama as a foreigner.
The PH Mar Mediterráneo page on Green Valley’s website brings together the three models, their areas and the brochure for each, along with the option to book an appointment with the sales team.
Financing
Preferential interest is a subsidy on the mortgage rate. According to Radar’s guide to preferential interest, it applies only to new homes worth up to 120,000 balboas that are the buyer’s primary residence, financed by an authorized bank, on a first sale with a recent occupancy permit. Higher-value homes fall outside the benefit, so the payment plan for each house is worked out with the bank and the developer. The Public Registry search complements the legal review before signing. This content is informational and does not replace advice from a lawyer or a financial institution.
