Oceana Residences & Skyhomes in Santa María: Collections and Area Guide

In short: Oceana Residences & Skyhomes is a residential project by Grupo Los Pueblos (GLP) inside Santa María Golf & Country Club in Panama City. According to the official listing, it sits 10 minutes from the city and is organized into penthouses, flex luxury apartments and skyhomes. The project website details five collections: Pooldeck, Penthouses, Town Homes, Residences 180 Plus and Residences. This guide summarizes what the official pages confirm, what the Santa María neighborhood offers, and what is worth asking the developer before choosing.

Where it is and what Santa María is

The Grupo Los Pueblos listing places Oceana in Santa María, Panama City, inside Santa María Golf & Country Club, and describes it as a gated community with private security around the clock. The project website adds that the private community is “10 minutes from Panama City and from Tocumen International Airport”. Both pages describe a minimalist, modern design; the project site credits the architecture firm Edward McGrath, and the GLP listing mentions imported finishes.

The name is spelled two ways. The original article on Venta de apartamentos Panamá writes “Sky Homes” as two words, while GLP and the project site use “Skyhomes”. Both lead to the same development.

Santa María, in turn, is a residential community with its own golf course, social club and shopping center. The Santa María Golf & Country Club site presents it as a luxury community in the heart of Panama City. Oceana is therefore better understood as part of a larger complex than as a stand-alone building.

Key fact: Oceana Residences & Skyhomes is a Grupo Los Pueblos project inside Santa María Golf & Country Club. According to the official project website, it is 10 minutes from Panama City and from Tocumen airport.

The five Oceana collections

The sources differ in one respect worth knowing. The GLP listing sums up the offer in three categories: penthouses, flex luxury apartments and skyhomes. The project website organizes everything into five collections, the same ones the original article lists, with minor naming differences (“Residences Plus 180º” versus “Residences 180 Plus”).

CollectionDescription on the official siteWhat sets it apart
PooldeckOne- or two-level residences with ocean views and direct pool access.Direct relationship with the pool area.
PenthousesPenthouses of 1 to 3 levels, with refined finishes, terraces and views from every area.Located at the top of the tower. The original mentions terraces for dinners, events, yoga or a custom garden.
Town HomesThree-level residences with private terraces on the rooftop and in the garden.A house-style format inside the vertical complex.
Residences 180 PlusCustomizable spaces: extendable terrace, adjustable bedrooms and an optional service room. The collection designed for changing the layout.
ResidencesContemporary residences with views of the Pacific Ocean. The collection of contemporary residences with Pacific views.

Source: Oceana Residences & Skyhomes project website. The site assigns each collection a range of levels using its own numbering (for example, Town Homes on levels 7000 to 9000) and does not explain what those numbers measure. The “What sets it apart” column combines that site with the original article.

On size, the site states “penthouses and flex luxury apartments from 100 m²”. The page does not publish floor areas per collection, a delivery date, or the number of floors or towers, so those details must be requested from the developer.

Building amenities

The project website speaks of 42 amenities spread across three levels, but individually describes only some of them. These are the ones named:

GroupAmenities listed
Social hallCoworking and meeting room, ocean-view lounge, show kitchen and game room.
HostingWine deck with individual wine lockers.
WellnessPool with ocean views and a sauna with separate his and hers sections.
Active lifestyleGym, spinning room and pickleball court.
FamilyKids club and pet garden.

Source: project website. The original article adds a bar and an events terrace, which the website does not list separately.

The full list of 42 amenities does not appear on the pages consulted. Anyone comparing Oceana with other projects would need to request the complete list and confirm which amenities belong to the building and which belong to the Santa María club, a distinction the listings do not make.

The golf course and the club

The Santa María course appears in the club’s own sources with concrete figures. The official Golf Club page states 18 holes, 7,153 yards from the championship tees and a design by Nicklaus Design. It adds four tee locations for players of different levels, USGA-standard greens and management by Troon Golf. The same site presents it as the only golf course within the city’s metropolitan area, spread over 284 hectares. That is the club’s own claim, not an independent source. The page does not state the par.

The Country Club lists 3 tennis courts, 6 padel courts, a softball field, a gym, a spinning studio, a juice bar, a multipurpose hall, restaurants and an event hall. According to the Oceana website, the project has access to the golf club, the country club and the community’s shopping center.

One practical caveat: the GLP listing refers to “access to the golf course”, but none of the pages consulted explains the terms of that access, such as memberships, fees or reservations. That is a question for the developer.

Nearby services

The official listing mentions proximity to medical services, shopping areas, private and international schools, restaurants and nature parks, without names or distances. The most concrete data is inside the community itself: the Santa María Village Center brings together businesses such as a cafe, a beauty salon, an ice cream shop and a pharmacy, according to its page, which does not publish counts.

The original article cites “more than 140 restaurants” nearby. That figure does not appear on any of the official pages consulted and could not be verified, so this guide does not repeat it.

How to choose between collections

The official pages publish neither prices nor comparable floor plans, so the choice rests on usage criteria and on information that must be confirmed in writing.

  1. Defining the use. Permanent home, second residence or rental point to different collections. A household with children or pets tends to value outdoor space; someone working from home, the bedroom layout and a study.
  2. Deciding how much control over the layout is wanted. Residences 180 Plus is the only collection described as customizable. The others appear to have fixed layouts, although the website does not say so.
  3. Reviewing the relationship with common areas. Pooldeck is described with direct pool access; Town Homes have their own terraces. Proximity to amenities can be an advantage or a source of noise depending on use.
  4. Requesting in writing the data the listings omit: floor area of the specific unit, level, orientation, delivery date, construction status and sales phase.
  5. Confirming the legal structure. If the building is governed by horizontal property, the regulations and maintenance fees are worth reviewing before signing. This PH guide explains how it works.
  6. Verifying club access. If golf or the country club is part of the decision, the terms of use should be set out in the contract or in a separate document.
