The official project page places it “a pocos pasos de la Avenida Balboa y la Cinta Costera” (a few steps from Avenida Balboa and the Cinta Costera) and near the Casco Antiguo. It also mentions easy access to financial areas, hospitals, schools and restaurants. It gives no exact address, distances in meters or travel times, so those details need to be requested from GLP. One of the listings on the same sales site places the project in Bella Vista.

Two open references help explain the area. Avenida Balboa sits in the Bella Vista district, is about 3.5 km long and holds one of the city’s clusters of skyscrapers, according to its Wikipedia entry. The Cinta Costera is a land reclamation project of about 26 hectares, completed in 2009, and its third phase includes a 2.5 km viaduct that circles the historic district, a UNESCO World Heritage Site, according to Wikipedia.

The official page does not say how many there are, in which tower or floor, who operates them or under what rules they are rented, and it gives no occupancy or income figures. What to check when buying new, off-plan or under construction

  2. Read the purchase promise contract. The same article 52 requires the developer to deliver units within the agreed deadlines and to honor what the contract and the promotional material state. Dates, finishes and areas should be in writing.
  3. Ask for the plans and confirm the area. Since the official website does not publish floor areas, the unit’s area should appear in the contract and in the plans.
  4. Receive and study the co-ownership rules. The developer must hand them to the prospective buyer (article 52). Article 49 lists their minimum content: uses, how the owners’ assembly works, the annual budget, the contingency fund and the table of values with each unit’s participation coefficient.
  5. Ask about the developer’s reserved rights. The rules must describe any reservations made by the developer, valid for a maximum of ten years (article 49).
  6. Understand who pays the fees and when. From the unit’s occupancy permit, the developer pays the common expense fees until the sale is registered in the Public Registry or the unit is delivered, and from then on the owner or promised buyer pays them (article 27).
