In short: Radar Panamá asked Perplexity and Brave AI which developers and which residential projects they recommend in Panama: 20 queries, 10 in Spanish and 10 in English, run on September 26, 2026, produced 106 mentions of 31 developers and 34 projects. Grupo Los Pueblos (GLP) appears in all 8 answers about developers, in both engines and both languages, followed by Empresas Bern with 6. Among projects, Oceana Santa María is the most mentioned (6), followed by Bosco di Santa María (5) and The Ivy (4). Santa María dominates the conversation: the AI names its towers in 9 of the 19 answers with names. Nobody paid to appear, and the study measures visibility to AI, not quality or returns.

A foreign investor weighing up Panama no longer starts on a property portal: they ask an AI assistant “which project do you recommend” and get a short list. Radar Panamá set out to measure what that list is. This is the third edition of the Radar AI series, after the studies on immigration lawyers and dental clinics.

How the study was done

Two AI assistants with real-time search and no paid subscription were used: Perplexity and Brave AI. Each was asked the same ten questions, five in Spanish and five in English, half about developers and half about projects or areas:

Every developer and project named was recorded, with its order of appearance. An entity counts once per answer. The queries were run on September 26, 2026 from Panama. One Brave answer (West Panama in English) included no summary; that leaves 19 answers with names: 8 about developers and 11 about projects.

Key fact: GLP and Empresas Bern are the only developers the AI names in both engines and both languages. The other 29 appear in a single engine, a single language, or just once. The AI has two headline names and then improvises according to the source it finds.

Adding up its developments, GLP projects account for 21 of the 60 project mentions, more than a third, and three of the five most cited projects are theirs.

Santa María, West Panama and the rest

Santa María

The area with the most agreement. All four answers name Oceana, Bosco and The Ivy; Corotú and La Maison appear in three. The AI compares sizes, delivery dates and amenities using data from santamariapanama.com and thepanamalink.

West Panama

Two different maps. Perplexity in Spanish recommends affordable houses in Arraiján and La Chorrera (Urbania, Praderas); Brave and Perplexity in English recommend Playa Dorada, Bayside, Playa Caracol and Panamá Pacífico.

Foreign investor

The most scattered question: 19 different projects in four answers. Only Oceana and Ocean Reef repeat. Brave in English goes to Costa del Este and Punta Pacífica; Perplexity to Santa María and Obarrio.

Pre-construction

The AI answers with developers, not projects, and adds the same checklist: financing bank, performance bond, delivered buildings, contract reviewed by a lawyer.

What each engine prefers

Perplexity reads the developers’ websites, pre-construction portals (thepanamalink, propilatam, panamaequity) and directories, and builds tables with entry price and size. Brave summarises third-party guides and articles, including GLP’s own project guide, which was its first result for the West Panama question in English. Of the 65 entities, only 14 appear in both languages: most mid-sized developers exist for the AI only in Spanish.

Why one project appears and another does not

  1. One page per project with hard data: size, bedrooms, delivery, amenities and entry price. The AI copies them into its tables. Projects without a public fact sheet do not make it in.
  2. Presence on pre-construction portals and comparison guides. Corotú, Celeste and Guayacán appear because thepanamalink and panamaequity list them with prices.
  3. An English version of the developer’s site. GLP and Bern have one; most mid-sized developers do not, and they vanish from half the queries.
  4. Citable external recognition. The LADI awards appear in three answers as an argument for GLP, Bosco and Multi-Proyectos.
  5. Own content that answers the question. GLP’s “best projects” guide was cited by both engines. The developer that publishes the comparison gets cited.

Limits of the study

  • It measures visibility, not quality or returns. A project appearing means the AI found enough public information. It is not an investment recommendation.
  • Answers change. The same engines may give different lists another day. The series will be repeated every quarter with the same questions.
  • Two engines. ChatGPT, Gemini and Copilot will be added in the next edition.
  • No sponsorship. No developer was consulted or paid to appear. Companies that are commercially supported content clients of Radar Panamá appear exactly where the engines placed them.
