In short: buying property in Panama as a foreigner is legal and common, but the process has three points where a lawyer prevents losses: the title search at the Public Registry, the promise of sale and the deed with its taxes and exemptions. Within that framework, the lawyer’s work is one of verification and structure. They verify at the Public Registry that the seller is the owner, that there are no mortgages, liens or annotations, and that the measurements match the plan. They draft the promise of sale with the payment terms and penalties. They calculate the transfer tax and the advance on capital gains the seller pays, confirm the status of the property tax and the exemptions in force, and coordinate the public deed before a notary and its registration. How the ranking was made

Firms in Panama City that declare a real estate practice and service to foreign buyers were searched on Google Maps, and the average rating and number of reviews of their listings were recorded on 25 September 2026. The order is by volume of reviews, with the rating as a tiebreaker; listings with no reviews or fewer than ten were excluded. Radar Panamá received no payment to include any firm and does not publish fees.

Key fact: the Google rating of the large corporate firms is usually lower than that of the boutique firms not because of poorer service, but because they serve more clients and companies that rarely leave reviews. How to choose

  1. Hire the lawyer before signing anything, including the reservation or deposit to the developer.
  2. Ask for a written title search with the title folio and the date of the query.
  3. Decide on ownership: in your own name, a company’s or a private interest foundation’s, depending on succession and use.
  4. Insist that funds go through an escrow account or the firm’s account until registration, never directly to the seller before the deed.
  5. Check the exemptions for new housing and the status of the property tax, which passes with the property.
